Xactimate estimate review
for roofing supplements.

Use your carrier estimate PDF as the starting point for a review of quantities, materials, pricing, and missing scope.

What FairSquare can help you review

FairSquare works from Xactimate-generated carrier estimate PDFs alongside measurements, photos, and supporting documents. It organizes potential changes around the original allowance, the documented work, and the calculation for your team to check.

Direct ESX import/export and one-click changes inside Xactimate are not included. FairSquare is a separate review tool. Your team retains its estimating workflow and decides what to enter, export, or submit.

Keep the original line in view

A useful comparison needs more than a total dollar amount. When preparing and reviewing your file, check these fields wherever the source provides them.

Structure and line reference
Identify which building, roof section, and carrier line the finding concerns.
Description and code
Match the described operation and material before deciding whether the line is wrong or incomplete.
Quantity and unit
Keep squares, square feet, linear feet, and individual items separate. State any conversion.
Rate and existing amount
Compare applicable unit prices and deduct the allowance already present.
Pricing context
Retain the price source and any available region, date, or version. Investigate missing context before asserting a rate difference.

Included work can still be under-scoped

A ridge-cap allowance can exist while the supported material quantity is different. The review needs to connect measured ridge and hip lengths with the selected product’s package coverage and its documented price.

Illustrative ridge-cap calculation

210 LF ÷ 25 LF per package = 8.4 packages, rounded up to 9.

9 packages × $140 − $300 already allowed = $960 proposed addition.

Sample data only. Confirm the measurement, product, required package count, price, and overlapping allowances before including the finding. This is not an approved payment.

Where proposed pricing comes from

Use supported sources for the specific job: the carrier estimate, contractor pricing you are authorized to use, or documented bids and invoices. FairSquare does not redistribute proprietary Xactimate price lists.

A higher number alone does not establish a correction. First check whether the material, work, units, and pricing context are comparable. Separate a specification difference from a quantity difference so the calculation explains what changed.

Prepare your estimate for review

  1. Use the complete PDF, including all structures and relevant estimate pages.
  2. Identify the current revision and retain earlier versions for reference.
  3. Add measurements and photos labeled to the same structures or repair areas.
  4. Attach the documents supporting any proposed material or price difference.
  5. Review the findings and resolve uncertain evidence before submission.

The roofing supplement checklist covers the broader review. The estimate review overview explains how FairSquare fits alongside your team.
